We are delighted that you have chosen our apartment for your holiday and hope that you have a truly enjoyable, relaxing and memorable stay.

No. 22 is ideally located for holidaymakers, being just a stone’s throw from all the amenities of Llandudno’s bustling town centre as well as virtually equidistant from the town’s two beaches: North Shore, with its famous Pier and Promenade, and West Shore’s safe sandy bathing with fabulous views across the Conwy estuary towards the mountains of Snowdonia.

Family attractions abound, many just on No. 22’s doorstep: ascend the Great Orme via its world-famous Tramway – the only cable-hauled railway still operating on British public roads – or take a scenic cable car from Happy Valley.

Once at the summit, explore the Great Orme country park and nature reserve, visit the Bronze Age copper mines, exclaim at the panoramic vistas from the Camera Obscura (one of only seven remaining in the UK), or simply relax over a drink and snack at the summit complex.

Once back at sea level, Llandudno is a shopper’s paradise with all the big name stores you would expect, along with a host of fascinating exclusive outlets and independent boutiques. The town also has all manner of eateries, from fine dining to takeaways: Mostyn Street, with its wide variety of restaurants, bars and bistros, is just two minutes’ walk from the apartment. Or take a fifteen-minute stroll along the prom to see a concert or show at the brilliant Venue Cymru.

Local features

All of these fantastic features are within easy walking distance of No. 22. However, if you feel like venturing further afield, the medieval walled town of Conwy, the magnificent natural beauty of the Eryri (Snowdonia) National Park and the magical, mystical Isle of Anglesey are all within an easy drive.

The following pages contain essential / useful information, mainly about how things in the apartment work along with some helpful contact details. If you have any initial queries that remain unanswered, or emergencies during your stay, please contact us via any of the means in the Contact Information section.

Access & Keys

You have two sets of two keys (one for the front [Abbey Road] entrance lobby and the other for the apartment’s own front door), one of which is kept in the key safe secured to the outside front wall of the property and operated by the access PIN code you have been provided with, and the other inside the property. It is recommended that one set be retained in the safe as a back-up in the event of inadvertently locking yourselves out. On departure, please leave your keys where you found them – please do not leave both sets in the key safe.

In the unlikely event of your losing a set of keys, the cost of attending and supplying replacements would be chargeable against the Security Bond.

For security, the access code is changed regularly.

Garden door into entrance lobby

Opposite the Abbey Road front door.
This is kept unlocked, and is the recommended route into the apartment from the parking area at the rear, or when using the garden/ hot tub. This avoids having to go through the master bedroom every time – although the choice is, of course, entirely up to you! The entire garden is for the sole usage of guests at No.22.

The key to this is kept in the lock. Please ensure this door is locked whenever you leave the building.

Bins and Recycling

There are two single and one double bin in the kitchen, all labelled: general, plastic/ tins, paper/ card, and glass (the red bin behind the kitchen door).

There is also a counter-top caddy for food waste. These will all be emptied after your stay; we subscribe to a holiday let waste collection service which disposes of rubbish weekly, but requires all recycling waste to be placed in clear bin liners, and general (non-recyclable) rubbish in black ones.

If any of the bins needs emptying before the end of your stay please DO NOT put full bin bags in any of the outside rubbish bins around the property; if you contact us we will arrange special collection.

House Rules

The following rules apply to all of our Hilltop Escapes Properties:

Smoking

Smoking (including e-cigarettes and vaping) is only permitted in the garden. Please dispose of your cigarette butts responsibly.

Candles

Lit candles and tealights are not permitted anywhere inside the property.

Capacity

Our properties are thoughtfully designed to accommodate the maximum number of guests detailed on our marketing materials. Usage of No.22 is strictly limited to the number of guests detailed on your booking confirmation. We do not allow activities which involve individuals other than those in the booked party attending the property or staying overnight. We reserve the right to terminate the booking immediately if it is discovered that this term has been breached.

Pets

Up to two small to medium sized, well-behaved dogs are welcome, by prior arrangement, and for which we levy a modest per-pet charge of £25 (payable in advance by bank transfer, or cash on arrival). We do request the following:

EV Charger

The charger is mounted next to our garage at the rear of the property and is operated by a dedicated charge card. This is provided at check-in by prior request, along with pricing details.

To operate the EV charger, first plug your charging cable into the socket on the side of the charger, then touch the card onto the front of the charging point to activate your vehicle’s onboard computer. You can then program your car to begin charging in the usual fashion.

Please ensure you leave the charge card in the apartment on your departure. Lost cards will be chargeable.

Please note that, for operational reasons, if you forget to make a prior request for a charge card there will be a delay before we will be able to provide one. This may take several days.

Hot Tub

Whilst we hope that you make the most of the hot tub at No.22, they can be rather temperamental beasts, so please be aware of the following in order to avoid any problems arising during your stay.

Spa towels and plastic glasses for use in/ around the hot tub are stored in the small cupboard next to the garden door in the master bedroom.

Please be aware that if, due to misuse, it becomes necessary to fully service the hot tub following your stay, a charge of £100 will be levied against your Good Housekeeping Bond.

Log Burner

Step 1:
Prepare the stove. Open the airwash control (top right) and air control (slider at bottom) fully to ensure the fire gets the air supply it needs to establish properly. There is an indicator at the top of the burner to show which direction to move the control from closed to open.

Step 2:
Create a fire bed. Place firelighters, or paper, and dry kindling wood on the fire bed. A successful fire initially requires plenty of kindling to establish a hot firebox and warm the chimney to aid the flue’s performance.

Step 3:
Light the paper or firelighters. Wait for the kindling to catch alight and start burning vigorously. Note the position of the log guard and ensure burning fuel is kept inside the firebox and away from the glass.

Step 4:
Leave the door slightly open. Leave the door slightly open when lighting the stove. By doing this, you will increase the flue pull to assist in lighting the fire and avoid condensation building up on the inside of the glass.

Step 5:
Add larger pieces of wood. Once the kindling is burning well; add larger pieces of split wood (available from most petrol stations and supermarkets locally) to create a stable fire bed. Do not use full sized logs at this stage, build up gradually in size. Too many logs may smother the fire.

Step 6:
You may now shut the door. Add larger pieces of wood when necessary. Keep the room well-ventilated to avoid a build-up of fumes. We have supplied a Carbon Monoxide alarm in the living room, which should not be removed. For safety and efficiency reasons do not leave the door open whilst the fire is lit. Please be aware that, during use, rope seals may discolour. This is normal.

Toiletries

We provide complementary premium products from luxury British brand Penhaligon’s for our guests’ use during their stay at No.22.

If, like us, you adore the scent, and wish to take home with you the travel-size products – shampoo, conditioner and body lotion – you are most welcome to do so. However, we respectfully request that the larger pump dispensers of liquid soap and shower gel are left in your bathrooms for our future guests’ enjoyment: these are expensive to replace and add considerably to our overheads.

In light of this, should our housekeeping team discover that any pump dispensers are missing following your stay we regret that a charge of £30 per dispenser will be levied against your Security Bond.

Operating Instructions

The following instructions cover items in the property:

Opening Windows

The windows at No. 22 are the original sash windows which have been reconditioned and double-glazed. There is only one window per room which opens; these are easily identifiable by their brass latches and handles. As well as a latch, there is an additional window lock in the corner of the frame, the master key for which can be found in the top drawer of the sideboard in the sitting room.

Outside Lighting

The lights on the front path, and in the back garden and parking area, are set to come on at dusk and turn off at 23.00, apart from a few low-level ones in the back garden which are on a dusk-to-dawn setting.

Oven, Microwave, Dishwasher and Washing Machine

Instructions for these can be found in the pan drawer below the oven, along with a fire blanket.

Heating & Hot Water

The apartment is fitted with a gas-fired combination boiler which operates the central heating system and hot water.

The temperature of the central heating is controlled by the free-standing Nest thermostat on the sideboard in the hallway.

The thermostat has a sensor which detects when there is no movement in the property and automatically switches the temperature to ‘Eco’. When not on Eco, the thermostat can be set to a maximum temperature of 21 degrees; if this is too warm, simply turn the temperature down to your own desired setting by turning the silver dial anti-clockwise until your chosen temperature is displayed.

The hot water supply to taps and showers is triggered automatically when they are turned on.

Because of the nature of a combi boiler, it is not advisable to run a bath and a shower simultaneously as this will result in a noticeable drop in the water pressure; however, using just the cold-water supply at the same time (eg, flushing a lavatory, running the dishwasher) will not affect either the water pressure or temperature.

The boiler is situated in a cupboard in the master bedroom’s en-suite bathroom.

There is a log burner in the sitting room for added cosiness; instructions for this are on a separate page.

If you experience any problems, please DO NOT press any buttons on the front of the appliance, but instead please contact us to report any suspected fault.

Please note: any changes made to the boiler’s settings by guests, without prior knowledge/instruction of the owner, will be chargeable.

Security

The following rules apply to all of our Hilltop Escapes Properties:

CCTV

For the security of both the property and our guests, the exterior of No.22 is protected by a CCTV camera covering the parking area at the rear.

Gates (goats!)

The garden gate at the rear must be kept closed and secured at all times: we have a resident herd of wily and hungry goats, who like to eat gardens and then poo in them. Whilst the goats are cute when seen on the Great Orme, they will spoil both your and our future guests’ enjoyment of our gardens if they get in.

Check-Out

Check-out on your day of departure is by 10:00am.

We respectfully request the property is vacated by this time and keys are left where you found them (one set on the hall sideboard in the property, the other in the key safe), as our cleaners have a limited window to prepare the property for our next guests.

Security Bond

Details of our terms and conditions will have been emailed to you in the form of the Security Bond agreement, the signature of which – along with payment of the Bond – indicates acceptance of our T&Cs.

In short, we expect guests to respect the property and encourage them to leave it as they find it.

Whilst we appreciate that accidents can happen, please do inform us about any breakages or other damage so that we can arrange to replace/repair for our next guests.

Accidental, minor breakages are, of course, not chargeable.

If guests find themselves running short of time on their day of departure and are unable to leave the property as neat and tidy as they would wish, our cleaners are happy to ‘go the extra mile’, in which case a charge of £60 is levied against the Security Bond.

Eating & Drinking

Llandudno is packed with eateries to suit all tastes and budgets. Here are a few we can personally recommend. Most places get pretty busy in the evenings especially during the summer months and at weekends, so booking beforehand is often necessary. Don’t forget to add your own favourites or discoveries to the visitors’ book!

The Cottage Loaf

Traditional pub verging on the gastro. Good selection of ales and ciders plus the usual wines, spirits etc. Two pleasant outside areas, but watch out for the (in)famous marauding seagulls

Dylan’s

A seafood lover’s fantasy restaurant with retro-style chicken in a basket (amongst other delights) for the more fish-averse. Sister establishment to the well-known Menai Bridge one.

Eaton’s

Fresh coffee, fine teas, good wine and great groceries – all handpicked and served with care, right in the heart of Llandudno. Open til 7pm Sun-Thurs, 10pm Fri & Sat.

The Ham Bone

Deli-bakery with brasserie. Fabulous sandwiches, baguettes & baps assembled while you wait, home-made pies etc etc. Great coffee. Open til 5pm daily.

Ormo Lounge

Café bar, newly renovated with sumptuous Art Nouveau décor and chilled vibe. Breakfasts, brunches, burgers and more, no booking needed, and food is served til late every night.

Osborne House

Solid Victorian hotel exterior hides opulent black-and-gold Classical-look restaurant with great food and super service.

Kava Café

Nice little café for breakfast, brunch or lunch.

The Snowdon

A ‘proper’, classic pub, our local (just a few minutes’ walk away), dates back to the early 1800s so one of the oldest in town. Food served daily from 12-7.30pm, so seats are usually free if you just want an evening drink. The garden (at the front) is always beautifully kept.

King’s Head

Cosy pub, reputedly the oldest in Llandudno. Reliable pub food. Great location on the side of the Orme next to the tram station.

Romeo Ristorante Italiano,

Italian restaurant. What can we say…? There are many in Llandudno but this is our favourite.
